2007 was a very good year for us, having seen much activity at the very top end of the market with an average selling price of around seven million Euros. Venice is definitely proving to be not only a continuing good investment but the weekend place of choice for stressed-out European entrepreneurs wanting to chill out and relax in beautiful surroundings and without cars....perfect!

At the beginning of the year we sold Palazzo Zane Habsburg, an exquisite 17th century palazzetto with wonderful musical acoustics in its double height balustraded salone and beautiful frescoes. The current owners - a European Cultural Foundation, will ensure its restoration and wonderful cultural purpose for many years to come.

Following on from that was the wonderful piano nobile of Palazzo Contarini Fasan, a splendid and now truly glittering home in one of the most stunning positions on the Grand Canal, which has already seen one of the top ten parties this year, according to Tatler.

The second piano nobile of Palazzo Grandiben proved irresistible to a London-based lawyer, with five bedrooms, five bathrooms and a stunning terrace. They will continue to rent it out to top level clients as well as using it as their own weekend base.

In the summer we sold an absolutely beautiful 17th century house on Giudecca with one of the few private pools in Venice. The family buyers can look forward to a very wonderful summer in 2008. We continue to sell top level modern apartments on Giudecca, which is the Docklands of Venice, and is becoming quite the place to be for casual relaxed living with turnkey properties and even the occasional boat mooring.....

Of course this year we have also sold Palazzo Soranzo Van Axel, one of the two most important Gothic palazzos in Venice. Too big to be a family home (unless you have 28 children!), it will nevertheless remain for many years to come a wonderful home for discerning people wanting the full Venetian experience.

The start of 2008 has seen the beautiful piano nobile of Palazzo Dona' at Campo San Polo go to an eastern European artistic foundation who will use it as their European headquarters. Venice is now a major world destination for contemporary art, not just during the Biennale but all year round, and we were very pleased to smooth and facilitate their arrival on the Venice scene.

So for this year we think we will see this trend continuing as more people choose Venice as their luxury place of choice, as well as contemporary art hot spot, under two hours from most European destinations, but light years away in beauty, style......... and total relaxation.
