This second piano nobile property is in one of the most beautiful and historically important palaces on the Grand Canal, being superbly located in one of the best parts of the canal with views over to the equally stunning palaces of San Marco.

The property has been in the same family since the last century, but dates originally from the early part of the 14th century, at the start of the Gothic period, making it one of the oldest palaces on the Grand Canal – in fact the primo piano nobile was completed around 1340, in pure Gothic style, and is one of its earliest examples. The second piano nobile which is now offered for sale, was added at the beginning of the 15th century, by which time the Gothic style had developed and become refined into ‘Gotico Fiorito’, the flowering of the Gothic style, of which there are other perfect examples in Venice such as Palazzo Pisani Moretta and Ca’ Foscari.

The Da Mula family who built the palazzo and who owned it for almost 600 years, were one of the most important and respected noble families in Venice. Originally from Rome, they were consistent in their support for Venice while also acting as useful go between with Rome when these two powers were at loggerheads. The Roman influence can be seen in the central courtyard which is monumental in proportions, and reflects both their lifestyle as merchants, their financial ability and their desire for architectural standards of the highest level.

The property is accessed either from the street entrance or from the water gate on the Grand Canal – the property has its own boat mooring. The entrance has the original well – this alone demonstrates the importance of the Palazzo as in general no-one was allowed a private well in case of spread of infection.

The property is accessed both by a beautiful external staircase in the Classical style and by an impressive internal staircase. There is also a lift.

The apartment is arranged in the classical style with a large central salon with exquisite original frescoes ending in a spectacular Gothic Quadrifora window, and access to a wide balcony with stunning views of the Bacino di San Marco.  Leading off this main salone to left and right are 3 further smaller salons all overlooking the Grand Canal. The fabric on the walls of one of the salons is the only example of its kind outside the Ducal Palace. In addition, to the rear of the piano nobile there are equally stunning windows overlooking the central courtyard, an elegant formal dining room and also a small family chapel. In addition to these formal rooms there are five bedrooms and four bathrooms, kitchen and breakfast room.
